Allen sits in Collin County north of Dallas, on Blackland Prairie clay in one of the fastest-growing and most affluent DFW suburbs, with a housing stock built predominantly since the 1990s on large-lot subdivisions. Most Allen properties sit on newer, well-engineered grading, generally more consistent than older, more established parts of the Metroplex, but the area's highly expansive black gumbo clay remains a genuine challenge regardless of construction quality — North Texas's dramatic seasonal moisture swings work on this clay whether the lot beneath it was graded in 1995 or 2015. Allen's rapid growth also means some of its newest development is still in the early years of settling into that expansive soil. Bethany Lakes Park and the man-made lake system built as part of Allen's 1980s-90s master-planned development represents a deliberate, engineered approach to stormwater management that's genuinely different from the more ad-hoc drainage found in older, pre-planned North Texas suburbs — many of the city's detention ponds do double duty as neighborhood amenities. Cottonwood Creek and Rowlett Creek both cross through Allen on their way south, and the city's rapid growth along the US 75 corridor since the 1990s has been built with more consistent, centrally planned grading standards than the more organically grown suburbs immediately to its west, though the sheer pace of that growth still means the newest far-eastern subdivisions are less proven than the now-decades-old planned communities near the city center.
